Tacoma Real Estate: Why Staging Will Sell Your House

In this blog we will highlight the reasons why staging will benefit your bottom line- selling your house quickly, and for more money.

Being an agent that works with both buyers and sellers gives me a unique perspective into both ends of the real estate market. I’ve walked buyers through hundreds of houses, and often what sells a home isn’t necessarily the amount of beds and baths, it’s the feeling that the buyers have when they walk into a home.

Staging enhances visual appeal.

During the winter, when a buyer walks into a home that is empty and cold, they feel empty and cold! When they walk into a home that is staged, warm and cozy, they are able to visualize themselves living in that house. I recently helped a seller in University Place who was struggling to sell his home. The house had been on the market for two months, vacant, and hadn’t received an offer. The seller took it off the market and reached out to me. I connected him to my favorite stagers in the Tacoma area, and received some quotes.

Staging photographs well and sets your home apart from the competition.

Different stagers have different styles, and ways of doing business. Talking to multiple stagers will help you figure out which company will work best for you. Some allow for a contract to be signed, and payment to be received out of closing! Check out the difference in these before-and-after photos and you can see the stark contrast.

BEFORE: The emptiness of the dining area makes the kitchen look small and the space underutilized.

AFTER: Bringing in furniture that accentuates the aesthetic of the design gives the buyer an amazing feeling of what their new home could be.

Staging maximizes space and highlights functionality.

If a house has a unique layout, it can be difficult for buyers to imagine where their furniture might go, and can be off-putting to them. When you bring in beautiful, staging, it allows them to picture themselves living in the home. With staged listings, I have often had potential buyers ask to purchase the furniture! On average, staged homes sell for 8% more than unstaged houses. The investment into staging is well worth the outcome, especially in a market like our current one where it is more balanced and there aren’t as many buyers.

BEFORE: The room is extremely long, and most buyers wouldl struggle to picture where they would put their items. The stark contrast between the trim and the flooring can be an intimidating aspect to tackle.

AFTER: Staging gives the buyer a visual of how they could utilize the layout, and embraces the color of the cherry wood by bringing in items that help to make it blend in, while showing just how gorgeous this home could be.

Staging neutralizes personal taste and creates a positive first impression.

Good stagers have the abiliity to bring out the best in your home. Their eye for what should be highlighted, and what should be minimized is unmatched and can be used to draw the potential buyer’s gaze to where you want it to be. On average, staged homes sell 73% FASTER than unstaged homes. At the end of the day, we want your home to sell quickly, and for the most amount of money, and this is another tool in my realtor toolkit to help get you where you want to be.
